Energy Performance Certificate (DPE)

The DPE (Diagnostic de performance énergetique) is a French energy performance certificate.

Since November 1st, 2006, an energy performance certificate should be established as well as a diagnosis of asbestos, lead and termites at the sale of an existing home with the promise of the sale.

The energy performance certificate must be attached to any real estate sale, and since July 1st, 2007 it has to be attached as well to any leasing contract (at the signature or renewal of the lease).

The objective is to contribute to save energy and to reduce greenhouse gas emissions.

The certificate is a document that includes the amount of energy actually consumed or estimated for the use of a standard building, as well as a an energy efficiency rating according to reference values so that consumers can compare and assess their energy performance.

The certificate should be accompanied by recommendations for improving energy efficiency, thus, in case of work or replacement of equipment, to optimize interventions to control energy consumption and thus to help reduce costs for the inhabitants and to limit greenhouse gas emissions.

In practice :

A document including the following items should be given to the purchaser or tenant :
  • the main features of the building and its thermal equipment,
  • an estimation of the annual energy consumption, its cost, and classification of consumption per m2 on the energy efficiency rating (scale from A to G)
  • indication of the CO2 amount emitted due to this consumption, with an environmental impact rating (scale from A to G)
  • recommendations how to control energy consumption, especially works that could be made to improve the energy performance of the building.
