Our service aims to establish an optimal project in all its dimensions and in particular to minimize the total budget of the operation.
We design houses and hotels, as well as apartment and tertiary buildings.
The energy performance we seek corresponds to the objectives in 2012 (BBC Effinergie / Low Consumption Building) and 2020 (BEPOS / Energy-Plus-Building and BEPAS / Passive Building) of ‘Le Grenelle Environnement’ (France’s Environment Round Table).

Our approach of the main steps of a construction project :
1. Preliminary study & Project Summary :
The objective of this phase is to define in a concrete way the major options which are going to guide the project. For the client it is to look more precisely at the different possibilities before making any relevant choices, not forgetting constraints and expectations.
- We will study the possibilities offered by the bioclimatic characteristics and topography of the site.
- We will identify the budget including the terms of cost-in-use.
- We appreciate the architectural framework that characterizes the project ownership assistance services.
- We specify the size of the building and the required parts.
- We will determine the optimal implantation location.
- We will define the distribution of indoors and outdoors corresponding to the personality and lifestyle of the users.
- We will consider the likely scenarios of evolution of the use of the building so that the conception is "sustainable".
- We will define the hygrothermal performances as well as any possible labels and certifications.
- We will consider the constructive solution and we will make a first approach of appropriate technical solutions to achieve the objectives.
- We will identify the options to be integrated into the conception: vegetated roof, rainwater harvesting, solar panels, etc ...
2. Before final project - request of the building permit :
This step brings together the major options including the implantation area, the outside architecture (1), as well as certain elements which will allow reaching the hygrothermal objectives. If the context and the desired performance indicate it, we will make a thermodynamic study. This is to study exactly the behavior of the different parts of the building, by time slot and season, according to different scenarios of occupation. (1) - It is possible to work with an architect appointed by the project owner and who is inexperienced in "green" solutions. We offer him our experience for the project's success.
3. Detailed design and selection of companies that will perform the work :
After obtaining the building permit, the next step is to design in every detail the various parts of the work.
This stage, too often bungled, is essential :
- to ensure that the planned performances will be reached;
- to prevent problems that occur too often in phase of construction sites (delay and budget overrun);
- to choose in detail the materials, the equipment and solutions for the implementation.
Tenders will be conducted with the various trades on the basis of a file of consultation for companies. We support you in choosing these companies.
4. Construction phase and delivery of the work :
The previous phases have allowed preparing the proper conduct of this phase of implementation.
Once the last settings are made (adjustment of the authorization plans and the execution of the site) the construction can start.
The client may choose to follow up himself the realization of the works or mission us at this stage.
5. Behavioral Assessment :
This mission should be made after a fixed period in agreement with the client. Its aims are :
- measure the actual performance of the building,
- review how it is used by its occupants,
- draw a synthesis and make possible recommendations to optimize the results.
